Construction d’un ilot comprenant 83 logements collectifs (accession libre et aidée) et un jardin en cœur

This operation is located in the heart of a district north of the city of Rennes which is undergoing urban renewal, a stone’s throw from the Parc des Gayeulles (the largest park in the city) on the east side, along the wide avenue Rochester – a landscaped and shared space – to the south, and in an urbanized environment, the bulk of which is occupied by unit blocks built in the 1960s. Therefore, this operation raises the challenge of introducing the future urban image of the district by bringing a contemporary and lively architecture, expressing the intrinsic qualities of the habitat.

The project is divided into two buildings, separated by an opening, revealing a glimpse of the garden to passers-by, and opening up the project to its surroundings. The design’s varying heights offer depth and relief to the urban sequence, while the quantity of balconies offers a strong dynamic all the while, creating spaces of exceptionally livable outdoor areas. These generous spaces allow people to embrace the landscape of the city, to create an animation and games of shadows while maintaining intimacy and livability. On the northern side, the project has smoother and quieter facades, easily allowing the light to flow in the island’s core.

The construction is made of dark blue stained concrete, some of which is stamped concrete underline the building’s massing. The stain reflects the moods of the sky and its immediate environment, changing with the light and the seasons. The balconies and loggias, like the paintings surrounding the windows, are of an almost golden bronze hue, softening the variations of the southern light and accentuating the effect of pixelation evoked by these external spaces. The halls and railings, made of perforated metal or glass, and the frames of some windows are all white. The horizontal lines created by the flashing are also accentuated by their white hue, in harmony with the whole building. The halls crossing are like laneways revealing an inner garden, a space for encounters, exchanges, and games.

The project aims to offer a strong desirability, by offering apartments of high quality, generous, unique, and each with very large external surfaces.
